Union County Growth Update: Rea Road Extension in Weddington, a 172-Acre Proposal in Monroe, and New County Rules (Nov 2026)
Hi neighbors! Every week Brad and I dig through agendas, public notices, and NCDOT updates so you don't have to. Here are a few road and development items around Weddington, Wesley Chapel, Monroe, Waxhaw, Matthews, and the rest of Union County that may not be on your radar yet, plus the dates where you can still weigh in.
1. Rea Road Extension and NC-84 widening (Weddington and Wesley Chapel), with Providence Road South improvements
- What it is: NCDOT project U-3467 would extend Rea Road about 1.7 miles east from Providence Road (NC-16) on a new route to NC-84 (Weddington Road) near Twelve Mile Creek Road, and widen about 2.7 miles of NC-84 from two to four lanes, from Twelve Mile Creek Road to Waxhaw-Indian Trail Road. A companion project, U-5769, covers improvements to Providence Road South from the Rea Road Extension to Bonds Grove Church Road, continuing to Waxhaw Parkway.
- Status: NCDOT held a drop-in public meeting on Oct. 22 in Weddington. Its project page says right-of-way acquisition resumed in summer 2026 and construction is expected to begin in summer 2027 (dates subject to change). The listed total cost is $179 million.
- Next date: Public comments are due Nov. 23, 2026. For U-3467, email rea-road-extension@publicinput.com or call 984-205-6615 (project code 7100). For U-5769, email nc-16-providence@publicinput.com or call the same number (project code 3254).
- Why it matters: If you own a home or are shopping near NC-84, NC-16, or Twelve Mile Creek Road, look at the updated 2026 design maps to see how the plans affect access and right-of-way.

2. "Monroe Village": a proposed mixed-use community on Weddington Road and MLK Jr. Blvd. (Monroe)
- What it is: Pappas Properties and Terwilliger Pappas are asking for annexation and a planned unit development (PUD) rezoning for a mixed-use project with new homes, shops, and a national grocery store that hasn't been named yet. The Charlotte Business Journal describes the site as 172 acres about two miles from downtown Monroe. The city's legal notice lists 150.25 acres for the annexation request.
- Status: The hearing moved from Oct. 13 so the developer could finish its plans, including about $5 million in proposed off-site transportation improvements.
- Next meeting: Monroe City Council, Nov. 10, 2026, 6:00 p.m., City Hall, 300 W. Crowell St.
- Why it matters: This is one of the larger proposals on Monroe's west side. If it moves forward, traffic, shopping options, and the look of the Weddington Road corridor could change.
- Also on Monroe's Nov. 10 agenda: text changes to the city's corridor and medical mixed-use zoning districts, a rezoning of 2691 W. Roosevelt Blvd. to General Business, and a proposed sale of about 20.21 acres in the Monroe Corporate Center for economic development.

3. Union County is updating its rules on lot splits, driveway spacing, and data centers (countywide)
- What it is: Tonight's Board of Commissioners agenda (Nov. 2) has public hearings on two Unified Development Ordinance changes. The first would tighten the minor subdivision rules so a road can't split a tract into multiple "parent" parcels; the Land Use Board recommended this on Oct. 20. The second, petition TXT-2026-005, would require more spacing between intersections for new lots on public roads posted at 45 mph or higher. The agenda also includes new rules for data centers and cryptomining operations, a resolution to reschedule the 2029 countywide property reappraisal, and a resolution supporting a lower speed limit on Cuthbertson Road (45 to 35 mph).
- Status: Up for hearing or action on Nov. 2, 2026, 6:00 p.m., Union County Government Center, Monroe. The results aren't posted yet.
- Why it matters: If you're thinking about splitting land or buying acreage in unincorporated Union County, these changes could affect how many lots you can create and where driveways or new roads can go. The reappraisal schedule determines when property values are next reassessed for taxes.

4. Waxhaw Parkway East extension: a culvert permit that could speed things up (Waxhaw)
- What it is: The Tyson Group, developer of Views at Olivia, asked the Town of Waxhaw to be a co-applicant on a U.S. Army Corps of Engineers permit to replace an undersized culvert at the Waxhaw Parkway stream crossing on the Parkway East extension. Town staff said co-applying could cut permitting from about 9 to 12 months down to roughly 3 to 4 months, with liability staying with the developer. At the same Oct. 27 work session, the board also took up abandoning a 1.09-acre unopened section of Prescot Glen Parkway, at the request of Widewaters.
- Status: Discussed at the Oct. 27 work session. Staff asked the board to either direct negotiations or deny the request. The outcome and next meeting date aren't posted yet.
- Why it matters: Waxhaw Parkway is a key east-west route. A faster permit could mean the extension work moves sooner.

5. Two Matthews rezonings for mixed housing styles (Matthews)
- What it is: At 2802 Sam Newell Road, the applicant asks to rezone from R-15 to R-VS (Residential Varied Style), which allows smaller lots and a mix of cottages, duplexes, triplexes, and detached homes. At 2318 Williams Road, "Williams Preserve" would have 84 detached homes and duplex units under R-VS(CD) and R-15 zoning.
- Status and next dates: For Sam Newell Road, the Planning Board recommended approval, and the town's project page lists the continued Board of Commissioners public hearing for Nov. 9, 2026, 7:00 p.m. For Williams Road, the Planning Board review continues Nov. 24, 2026, 7:00 p.m.
- ***The town page lists the continued hearing as Mon., Nov. 9, 2026, 7 p.m., but one line on the same page says "November 11."
- Why it matters: These would add more housing types to established parts of Matthews, which could give buyers more options at different sizes.

6. Also on the radar in Indian Trail
- What it is: Indian Trail's October manager's report lists a request to conditionally rezone 35.72 acres from SF-1 to Light Industrial for the "Saxum Light Industrial" park (under staff review), a conditional rezoning for 15 townhomes off Younts Road, and a resubmitted large light-industrial project ("Bypass Logistics") off Stinson Hartis Road.
- Next meeting: Not yet posted.
